The proposed design is a mixed-use development containing 26 residential units of 1 and 2 bedroom units along with a commercial unit in the town of Balloch which is located in the Lomond & Trossachs National Park.

The design itself has been inspired by the local vernacular and cues have been taken from neighbouring buildings of note which are predominantly pitched roof in form. At ground and first floor a masonry volume defines the individual blocks of the building and these blocks have been penetrated to allow for fenestration. At second floor level the building has been set back from the building edge to create recessed balconies with overhanging pitched roofs. The masonry element would be constructed of buff brick complemented with western red cedar batten infill panels and the roof would be constructed of dark grey zinc with western red cedar clad soffits.

In plan, the building mass has been broken up with a series of set backs at the entrances to create a more human scale to the building and assist in natural way finding of entrances. Balconies have been incorporated into the mass of the building along with some private gardens and a large communal garden accessible to all. The parking areas have been carefully designed to include landscaped planter beds to break up the space and encourage local species to flourish.
