The landscape at North Esk Reservoir does the talking.

Set deep within the Pentland Hills, North Esk Cottage is defined by its surroundings, dramatic, open, and unmistakably Scottish.

Our approach to this project is grounded in respecting that character while finding thoughtful, contemporary ways to enhance it.

The existing building holds a rich history, but its layout and existing windows limit the connection to the landscape.

Our proposal introduces a coplete refurbishment and large new contemporary addition to the north-east that exploits and frames panoramic views across the reservoir, creating a semi open-plan kitchen, living, and dining space suited to modern family life.

The original cottage is reconfigured with care, making more efficient use of its footprint while preserving its traditional sandstone presence.

On the upper floor, contemporary new dormers improve headroom and draw in generous natural light, blending subtle innovation with sensitivity to the building’s heritage.

A key part of the design is a robust energy strategy centred on a Water Source Heat Pump drawing from the reservoir, a solution that significantly improves sustainability while remaining discreet within the landscape.

Paired with a rural-appropriate palette of larch, zinc and stone, this home aims for long-term performance without losing its authenticity.
